Origination & Structuring
Typically 24 to 72 hours
A senior advisor takes the instruction directly and tests the asset, the exit and the ownership structure before anyone in the market sees it.
You receive a written view of the structure we intend to place, the likely leverage, and what will not fund and why.
Placement
One to three weeks
We approach a short, named list of lenders, credit funds and equity providers selected for the structure. Not a broadcast to a panel.
You see the list before we approach anyone. Information goes only to the parties required to price it, under NDA where you ask for one.
Execution
Lender and valuation dependent
We hold the transaction through valuation, legals and credit, coordinating solicitors, monitoring surveyors and lender credit teams.
Funds released, and the same advisor on every subsequent drawdown for staged facilities.

What you get in writing
Before we approach the market, and before any fee becomes payable.
The proposed structure
Facility type, indicative leverage, term, interest treatment and the drawdown mechanism we intend to place.
What will not fund
The parts of the instruction the market will not support as presented, and what would have to change.
The lender list
Who we intend to approach and why, agreed with you before any approach is made.
Our fee basis
How the fee is calculated, when it becomes payable and what happens if the transaction does not complete.
Confidentiality
What is disclosed, to whom, and at what stage. NDAs signed before detail is shared where you require it.
The timetable
Realistic dates for terms, valuation, credit and drawdown, with the constraints named rather than glossed over.
Scope
What we do not do
We do not provide regulated loans, regulated mortgage contracts or financial advice. We structure, place and introduce. Where an instruction involves regulated business we refer it to a firm authorised and regulated by the FCA.
We do not lend our own funds, and we are not a panel broker. We do not run instructions through a comparison engine, and we do not pass work to another broker.
Facilities under £2m, including standard bridging and smaller development loans, are handled by Aura Capital on the main site rather than here.

Who is my point of contact?

How quickly do you issue indicative terms?
Typically 24 hours from receiving enough detail on the asset, the facility required and the exit. Formal offers follow valuation and credit.
Will my information be shared before I agree?
No. You see the lender list before anyone is approached, and NDAs are signed before detail is shared where you require it.
How are your fees charged?
The basis is agreed in writing before we approach the market, including how the fee is calculated and when it becomes payable. Fees are disclosed before terms are accepted.
