Confidentiality by default
Information goes only to the lenders required to price the transaction. NDAs signed before detail is shared, on request, and names withheld at first approach where sensitivity requires it.
Fee arrangements in writing
The split is agreed and documented before we speak to your client, with the calculation shown. Paid on completion, from the transaction, at the same time we are paid.
No client poaching
We act on the instruction introduced and nothing else. No marketing, no cross-selling, and no approach after completion without your agreement in writing.

Architects
Clients whose scheme has outgrown the funding they arranged at feasibility stage, or where cost has moved.
Accountants
Corporate and family-office clients releasing equity, refinancing on maturity, or restructuring ownership.
Solicitors
Transactions where the funding falls over mid-conveyance, or where an SPV or trust structure narrows the lender list.
Planning consultants
Landowners and promoters needing acquisition or holding finance around a planning timetable.
Agents
Buyers who need certainty on funding before offering, and vendors needing a buyer's finance verified.
Private banks & IFAs
Clients whose requirement sits outside the bank's own lending appetite or above its property exposure limits.

How an introduction works
Three steps, and you decide how involved you stay at each one.

Asset, facility required and timing. No client name needed at this stage if you would rather withhold it.
Terms agreed
We confirm in writing whether it is fundable, on what structure, and the fee split — before any contact with your client.
We act, you stay informed
One senior advisor takes it to drawdown. You are copied throughout and the relationship remains yours.

What size of instruction should I introduce?
£2m and above, across any UK real estate sector. Facilities below £2m are handled by Aura Capital on the main site.
Do I stay involved in the transaction?
Yes. You are copied on everything unless you ask not to be, and you deal with one senior advisor throughout.
